KNX Smart Home Installation in Dubai
WAV Smart AV supplies and installs KNX smart home systems for villas and apartments across Dubai. KNX is a wired, open standard for controlling lighting, air conditioning, shading and more from keypads, touchscreens and your phone. Our experienced engineers design the system around your property, program it, test it room by room and support it after handover.
This page explains what KNX does, when we recommend it, how it compares with wireless systems and with Control4, and how a KNX project runs from first visit to handover.
What is KNX?
KNX is an international, manufacturer-independent standard for building control. Devices such as keypads, dimmers, relay actuators and sensors sit on a dedicated twisted-pair cable, and each one holds its own programming. There is no single box that everything depends on, so a fault in one part of the system does not take the rest of the house with it.
Because the standard is open, products from many trusted brands speak the same language, which gives you choice of finishes and makes the system easier to extend later.
What a KNX system can control
KNX is at its best looking after the technical systems that run through the whole property:
- Lighting: switching, dimming, scenes and schedules, from a single lamp to the whole villa. See our smart lighting page for how we plan lighting schemes.
- Air conditioning and climate: room and zone temperature control through compatible interfaces to your AC and fan coil units.
- Shading: motorised curtains and blinds that follow the time of day, the sun or a scene. See smart shading.
- Sensors: occupancy, daylight, and door and window contacts.
- Scenes: a single press for "Good Morning", "Entertain" or "Leaving" that moves lighting, shading and climate together.
Audio, video and cinema are usually added through a higher-level control system, as described below.
KNX or wireless: which suits your property?
Wired and wireless systems both have a place. We recommend based on the building, not a favourite product.
| | KNX (wired) | Wireless systems | |---|---|---| | Best for | New-build villas and major renovations while walls and ceilings are open | Existing homes and apartments where opening walls is not practical | | Cabling | Dedicated bus cable run to every device | Little or no new cable | | Large floorplans | Well suited to big villas with many circuits | Needs careful radio planning in concrete buildings | | Expansion | Add devices on the same cable | Add devices within radio range |
Dubai villas are typically concrete-built with large floorplans and high ceilings, which is one reason a wired backbone appeals when a property is still at fit-out stage. If the walls are already finished, we will tell you honestly if a wireless route is the cleaner option.
KNX, Control4 or Crestron?
We supply and install KNX, Control4, Crestron, Lutron and Sonos, so we can recommend what fits rather than what we happen to sell. In simple terms:
- KNX is an excellent backbone for lighting, shading and climate.
- Control4 and Crestron add rich user interfaces and bring in cinema, multi-room audio, video and security. See our Control4 installation in Dubai page.
- Combined: KNX can run the building services while a Control4 or Crestron system provides the screens, remotes and scenes across everything.
If you already have a Control4 system that is not being looked after, see our Control4 support and takeover service.
How a KNX project runs
- Free consultation: we visit, talk through how you live and review plans or the existing installation.
- Design: we draw up the circuits, keypad positions, scenes and equipment locations with your architect or interior designer.
- Fixed written quote: you get a clear quote for the agreed scope.
- Installation: clean cabling, tidy distribution boards and discreet keypads and sensors.
- Programming and commissioning: we program the scenes, test every circuit and fine-tune the behaviour.
- Handover and support: we show your household how to use the system, provide documentation and offer maintenance and support.
Plan KNX early
KNX cabling is easy to run before walls and ceilings are closed and difficult afterwards. If you are building or fitting out, share the drawings early so we can agree keypad positions, distribution board space and cable routes with your designer and contractor.
Dubai heat is hard on electronics, so we leave room in boards for ventilation. Where the system links to AC units, we check the equipment at survey so the interface is specified correctly.
Areas we work in
We design and install KNX systems across Dubai, including villas in Emirates Hills, Palm Jumeirah, Arabian Ranches, Dubai Hills Estate, Al Barari and Tilal Al Ghaf, as well as apartments and penthouses across the city. For the wider picture, see our home automation page.

KNX Dubai: frequently asked questions
What is KNX and is it suitable for a Dubai villa?
KNX is a wired, open standard for controlling lighting, air conditioning, shading and other building systems. It suits large villas, especially new builds and major renovations where cable can be run before walls and ceilings are closed. We confirm suitability for your property at the free consultation.
Can KNX be installed in an existing villa or apartment?
Sometimes. If ceilings, walls or joinery are being opened for renovation, KNX cabling can often be added. If the property is finished and the walls must stay as they are, a wireless system may be the cleaner choice. We check cable routes and ceiling access at the survey and advise honestly.
Is KNX better than Control4?
They do different jobs. KNX is a strong wired backbone for lighting, shading and climate. Control4 adds rich control of audio, video, cinema and security and a polished interface. Many villas use both together. We recommend a combination or a single system depending on your property and how you live.
Can KNX control my air conditioning?
Often, yes. KNX can control room and zone temperature through compatible interfaces to AC and fan coil units. The exact method depends on the equipment in your villa, so we check it at survey before specifying the interfaces.
Will I be tied to one installer?
KNX is an open standard, so the devices and the way they are programmed are not locked to one company. We also hand over documentation at the end of the job. That makes it easier for a qualified engineer to support or extend the system later, and we offer maintenance and support ourselves.
How much does a KNX system cost?
It depends on the size of the property, the number of circuits and keypads, and how much is integrated. We do not publish a standard figure. After a free consultation we provide a fixed written quote for the agreed scope.
